The mixed-use building leans into the slope of the site, stepping gracefully to meet the grade while revealing a dynamic storefront presence. The ground level acts as a billboard for the flagship retail tenant—bold glazing, crisp detailing, and strategic lighting turn the facade into a living brand expression. Above, office suites open onto private balconies carved into the massing, offering tenants fresh air, skyline views, and a sense of spatial identity. The building's red brick skin nods to its context but reinterprets it with modern proportion and restraint, balancing texture and transparency. 505 East Grand adds density, visibility, and vibrancy to the neighborhood, stitching together commerce, culture, and craft in one confident gesture.
