Dilley Building Renovation

The renovation of the historic Dilley Manufacturing Building in Des Moines' East Village transformed a legacy industrial structure into a mixed-use hub for Beal Derkenne Construction and Christensen Development. The project reimagined the upper floors as contemporary office spaces tailored to both companies, while activating the ground level with leasable retail and restaurant opportunities that contribute to the neighborhood's dynamic street life. This adaptive reuse effort balanced commercial functionality with architectural integrity, positioning the building as a cornerstone of East Village's ongoing revitalization.

Design interventions honored the building's 80-year-old timber and brick framework, exposing original materials to celebrate its industrial past while introducing clean, modern finishes. Strategic insertions of glass and simple detailing created a crisp contrast that highlights the building's structural rhythm and craftsmanship. The result is a thoughtful blend of old and new—where legacy materials anchor the space in authenticity, and contemporary elements support flexible, forward-looking use. The Dilley Building now stands as a model for how renovation can support both business growth and urban character.
